Construction Stage Inspections

The 5 Critical Stages. Signed off on time.

In NSW, mandatory critical-stage inspections are required by law for all residential and commercial building work. We provide fast, reliable site inspections to keep your trades moving without delay.

You cannot pour concrete, line walls, or lay tiles until the certifier has inspected and passed the underlying work. A missed inspection can mean ripping out finished work to prove compliance.

  • Next-day inspection availability across Sydney.
  • Direct communication with your site manager.
  • Immediate digital compliance notices post-inspection.
01
Before pouring any concrete

Pre-Slab / Footing Inspection

We inspect the steel reinforcement (reo), formwork, trench mesh, and damp-proof membrane. We verify that the steel is correctly spaced, supported on bar chairs, and matches the structural engineer's design. Crucial for the long-term structural integrity of the building.

02
Before internal wall linings are installed

Frame Inspection

A complete audit of the timber or steel frame. We check tie-downs, bracing, lintel sizes, truss installations, and party-wall fire separation (for duplexes/townhouses). This must pass before plumbers or electricians conceal their rough-ins behind plasterboard.

03
Before tiling wet areas

Waterproofing Inspection

We inspect all applied waterproofing membranes in bathrooms, laundries, balconies, and planter boxes against AS 3740. We check bond breakers, membrane termination heights, and puddle flange detailing. Water leaks are the #1 building defect in NSW - this inspection prevents them.

04
Before plasterboard installation

Insulation / BASIX Inspection

We verify that wall and ceiling insulation has been installed correctly without gaps or compression, matching the R-values specified in your approved BASIX certificate. Non-compliant insulation will fail the final Occupation Certificate audit.

05
At practical completion

Final Inspection

The final audit before the Occupation Certificate is issued. We review the completed building against the approved DA/CDC drawings, check smoke alarm placement, stair balustrade heights, egress compliance, and collect all required trade certificates (glazing, termite, plumbing).
